Trafford Council has unveiled plans to develop 53 new homes next to Stretford Mall, marking a significant step in the area’s revitalisation. The proposal, submitted at an early stage, seeks to utilise four acres at Lacy Street, currently occupied by a car park and former postal site.
The proposed development includes a diverse mix of housing aimed at enhancing the local community. The design focuses on integrating seamlessly with the existing environment, emphasising low-scale constructions and sustainable transport links, supporting the broader redevelopment goals of Stretford.
The early-stage plans submitted by Trafford Council propose a residential scheme of 53 homes adjacent to a redeveloping Stretford Mall. The detailed proposal, presented in a screening report available on the Trafford Council’s planning portal, outlines the development on four acres at Lacy Street. This location is currently used as a surface car park and previously hosted a Royal Mail sorting office.
The project includes a mix of two-bedroom apartments and two, three, and four-bedroom houses. The architectural design is aimed at achieving ‘low scale’ residential buildings to harmonise with the existing neighbourhood, with the tallest structures reaching up to 3.5 storeys.
A pedestrian and cycle route from the north-west corner of the site to the Bridgewater Canal will enhance connectivity. Public spaces at the junction of Edge Lane and the A56 are planned for enhancement, with a robust ‘green’ strategy implemented around the road network. Vehicle access to the site is planned from Chester Road, with exclusive pedestrian and cyclist access from Bridgewater Way.
The proposal underlines the emphasis on “low car use/ownership” as a central design principle, necessitating a series of transport improvements. This includes the creation of cycling and walking routes to support the development. Adjacent projects such as the Stretford Mall redevelopment and the Royal Canal Works initiative will bring a further 51 new homes. The redevelopment aims to provide a ‘target mix’ of dwelling types, including six two-bedroom apartments, 10 two-bedroom terraced houses, 18 three-bedroom townhouses, and more, while aiming to offer 25 per cent affordable housing.
A comprehensive planning application is expected in due course. The current report indicates the intention to blend new housing with existing structures to benefit the local community infrastructure.
