A marketing service designed to boost lead generation in the letting industry has seen an extraordinary 9000% increase in landlord leads over the past 12 months. The service, known as Agent Marketer, was launched last year by letting expert Sally Lawson and advertising specialist Steve Warne. It aims to help letting agents improve their marketing strategies through dedicated sales funnels and targeted advertising.
Originally available only to members of the Agent Rainmaker ARX programme, the service was made accessible to all UK letting agents last year, with remarkable results. Agents using the service report a substantial rise in landlord leads, with many experiencing significant boosts in revenue and business growth.
Outdated marketing methods
Sally Lawson, co-creator of Agent Marketer, highlighted the limitations of traditional marketing approaches still employed by many agents. She pointed out that agents typically generate only three or four landlord leads per month using outdated methods. Even with a perfect conversion rate, this would result in just 48 new instructions annually. Lawson described this as inadequate for agents looking to grow their business.
“Relying on traditional marketing techniques is like throwing a dart while blindfolded and hoping it hits the right target,” Lawson said. “But the reality is that the target may not even be the right one. With 82% of landlords not currently using agents for property management, there is a vast untapped market, but agents aren’t engaging with them effectively.”
She added that each landlord is at a different stage in their journey and has distinct needs. “Agents must address these individual needs to capture landlords’ interest and increase their leads,” she stressed.
Targeted advertising for better results
The Agent Marketer service uses targeted ads and sales funnels to help agents connect with landlords more effectively. It also includes monitoring systems and analytical tools to ensure that the cost per lead is kept low and the ads are reaching the right audience at the right time. According to Lawson, this method has led to exceptional results, with agents reporting an average of more than 300 quality leads each month.
One agency achieved a 20x return on investment in just eight weeks, with an ad spend of £766 generating 394 leads at £1.94 per lead. The campaign resulted in nine takeovers, including five fully managed properties and four let-only properties, with total revenue increasing by £16,000.
Another agency saw an even greater return, with a 54x return on its investment. The agency spent £1,499 on ads, securing 16 new instructions and generating over £81,000 in revenue.
A service for all agents
Lawson explained that the service is now open to all letting agents across the UK, not just members of the Agent Rainmaker Mastermind group. “Leads are the lifeblood of the letting industry,” she said. “We’ve seen incredible results in just one year, and some agents are achieving figures they never thought possible.
